I did the walk through on a property last week that I purchased.  At that time the hot water did not work but my Realtor said it was because it hadn’t been used in a while and could take some time to start working again and in the meantime we had to be at settlement.  I took his word for it and now I still have no hot water.  I have called my agent but I’m not getting a call back.  Is he liable?

I am not an attorney and therefore cannot make any type of determination on who is and who isn’t liable.  What I would do is call the broker of record for the office in which your Realtor has his license.  I would explain the situation to him/her and determine whether they are willing to assist you.

Did you have a home warranty for the property?  This is another option.  You could call that warranty company and have them send out a technician who will diagnosis the problem and help you get resolution.  Remember there is a deductible involved when having the home warranty company take a look.

If all else fails you could contact an attorney and see what your rights are in this type of situation.  However I would be careful not to spend more money fighting this situation than it would cost to have the water heater repaired or replaced.

I recently put a down payment on a house and have a signed agreement of sale.  I did not realize that child support payments would be an issue.  It turns out that I cannot buy this house is I owe back child support payments unless I pay them off.  I owe a substantial amount in back child support, over $16,000, but I haven’t told anyone.  Will they really check this? 

Yes they will check this and you need to let your Realtor and lender know this secret immediately.  You will not get through settlement without paying the back support owed.  In PA anyone who owes back child support cannot buy or sell Real Estate without that debt being taken care of prior to or at settlement.  

You need to take care of this issue right away.  There is no sense in wasting the anyone's time if you aren't going to be able to go to settlement.
